San Clemente homes
Why San Clemente homes need ongoing floor care.
Pier Bowl, T Street, and the older parts of Rancho San Clemente lean Spanish Colonial. Saltillo, terracotta, and clay tile show up almost everywhere, with wider grout lines that need a different cleaning and sealing approach than modern porcelain.
Coastal salt air and beach foot traffic do real damage. Sand and saltwater track in across entries and patios, and unsealed surfaces show it within a season. Sealed surfaces last much longer in this climate.
Talega and Forster Ranch are inland and newer, mostly 1990s and 2000s builds. The original concrete sealers and builder grade tile are at the age where they need attention, especially on driveways, garages, and back patios.

How long does it take to get to San Clemente from your Mission Viejo location?
San Clemente is about 20 to 25 minutes south of our Mission Viejo headquarters via the 5 freeway, and we usually schedule within a week. Pier Bowl and T-Street are the closest coastal neighborhoods, while Talega and Forster Ranch are a few minutes further inland.
The saltillo tile in my Pier Bowl home is stained and the sealer has worn off. Can you restore it?
Saltillo restoration is one of our specialties, and Pier Bowl homes are some of the most common places we do it. We strip the old sealer, deep-clean the tile to pull stains from the porous clay, repair cracked or chipped pieces, and apply a fresh topical sealer that brings the tile back to its original warm tone.
I own a commercial space near the pier. Can you handle the heavy foot traffic wear?
We work with several San Clemente commercial properties in the pier and downtown area. For high-traffic commercial floors, we recommend durable sealed concrete or commercial-grade porcelain on a maintenance plan, and we schedule work during off-hours to avoid disrupting your business.
Our Talega home's concrete driveway and patio look worse every year. When should we reseal?
If you can see darkening, staining, or water absorbing into the concrete instead of beading on the surface, your original sealer has worn through. We recommend resealing every three to five years in San Clemente's climate to keep concrete protected.
