We uncovered original hardwood under carpet in our Old Town Tustin home. Can it be restored?
This is one of our favorite projects. Old Town Tustin hardwood is typically solid fir or oak that takes well to sanding and refinishing, and most floors have plenty of thickness left for a full restoration with the stain and finish you want.

Travertine wear patterns in Tustin Ranch homes are common after years of use. We hone with diamond abrasives to remove the worn layer, fill any holes or pits, and polish to a consistent finish, usually in a day for a standard entry and hallway.
Our Columbus Grove patio concrete is staining easily and water soaks right in. Is the sealer gone?
If water is absorbing rather than beading, the original sealer has worn through. We clean the surface, remove any remaining old sealer, and apply a fresh penetrating sealer that protects against staining and moisture going forward.
